Joint-venture project to acquire and develop this historic former gun battery originally constructed in the 1860s. The building is Grade II* listed as well as being a Scheduled Ancient Monument. A very complex project, sensitive negotiations were required with the Borough Council, the Ministry of Defence and an existing tenant to resolve various land difficulties as well as with the Borough Council and Historic England to resolve various planning difficulties and enhance the original planning consents. The planning consents were then implemented and various initial works carried out before the site was then sold. The company anticipates being retained by the buyer as a consultant through the development process.
Project management appointment to secure planning consent for part-demolition and conversion of existing building and new-build construction to create 33 new apartments in town centre location. A series of planning consents were obtained over a number of years culminating in the final scheme. Site to be sold but the company has ongoing project management responsibilities during the construction process to secure 5 bespoke apartments as an ongoing investment for the Client.

Project management appointment to assist elderly Client with the sale of his house to a regional housebuilder for its demolition and replacement with 4 new houses, one of which to be a bespoke build for the Client. Role involved securing amendments to planning consent, managing the sale process, detailed negotiations with the purchaser and overseeing the construction of the Client’s house through to completion and his moving in.
Town centre infill plot acquired at auction with expired planning consent. Two new planning consents obtained for apartments with garaging and roof terrace. Consideration being given as to whether to sell site or develop.
Project to demolish former industrial units in town centre location and construct 6 new apartments with associated parking. Site was acquired with an existing planning consent which required alteration, complex party wall awards and sensitive negotiations with holder of a right of way before development could be commenced. The completed apartments have been retained as an investment.
